Strong Foreign Interest in Rental Properties in Major Spanish Coastal Provinces

Rental properties in the Balearic Islands (29.1%), Alicante (27.4%), Málaga (25.7%), Santa Cruz de Tenerife (21.9%), and Las Palmas (19.2%) are attracting notable interest from abroad during the first quarter of this year, according to the latest study by Idealista.

The real estate portal reports that, generally, rental properties in coastal and tourist provinces receive a higher proportion of visits from foreign inquiries, with strong demand coming from European countries such as Germany, the United Kingdom, France, the Netherlands, and Italy, as well as from the United States, Argentina, Morocco, and Colombia.

For the Balearics, the most frequent searches come from Germany (39%), far ahead of those from the United Kingdom (9%) and Italy (7%).

In Alicante, visits from the Netherlands (14%), Germany (11%), and the United Kingdom (9%) are noteworthy. Málaga ranks third, with the most significant interest coming from the United Kingdom (11%), Germany (10%), and the Netherlands (9%).

In the Canary Islands, German interest in Santa Cruz de Tenerife (23%) surpasses that from Italians (19%) and Britons (8%) seeking rentals in the western islands. Meanwhile, in the eastern islands—the province of Las Palmas—German (25%), Italian (18%), and British (7%) inquiries are prominent.

The report also notes that rental properties listed on Idealista in other coastal and tourist provinces, such as Las Palmas, Girona, and Almería, have received a significant proportion of visits from abroad, with demand exceeding 15% in all three regions. Here, Germans, French, Britons, Italians, and Dutch are interested in renting properties in Spain.

LARGE RESIDENTIAL MARKETS: VALENCIA RECEIVES MOST VISITS

Among major residential markets, Valencia (17%) recorded the highest share of visits to rental homes, followed by Barcelona (15.3%), Madrid (9.1%), and Seville (8.1%).

From the United States, the majority of visits were made to Valencia, Madrid, or Seville, ranging between 13% and 14%, with Barcelona being the second most visited destination at 10%, just behind the French (11%).

The study shows that Germans (9%) and French (8%) accompany Americans in the Valencia province, while Italians (9%) complete the trio in Barcelona. In Madrid, searches from France (8%) and Italy (7%) stand out, as well as in Seville, with 11% and 9%, respectively.

“Other notable nationalities in the remaining provinces generally reflect foreign demand below 10%. However, Portuguese interest in border areas is evident, leading visits in Badajoz (40%), Huelva (27%), Pontevedra (22%), and Ourense (15%). Interest from Andorra tops the list for rentals in Lleida (18%), while Brazil leads with 10% of foreign demand in Valladolid,” notes Idealista.

Visits from Latin American countries, including Argentina, Venezuela, Colombia, and Cuba, dominate in interior provinces such as Guadalajara, Toledo, Segovia, and Ávila.
